Park home demand spreads nationwide, as downsizers look for greater certainty and affordability

The latest Park Home Demand Index from over-50s property specialists, Regency Living, has revealed a continued uptick in demand for park homes across England, and particularly strong growth coming in some unexpected areas of the country in the third quarter of 2025.

Regency Living analysed current park home for sale stock across each county of England*, looking at which areas were home to the highest levels of buyer activity, as well as where had seen the largest annual increase in buyer demand*.

The data shows that across England, 19.5% of park homes listed for sale in Q3 of 2025 had already secured a buyer, marking a quarterly rise of 1.6%. While this represents a modest national increase, there is significant variation at both regional and county levels, suggesting a shift in where downsizers are choosing to settle.

While this represents relatively modest growth for England, some counties have seen a significantly stronger boost in demand.

The biggest quarterly increase was recorded in South Yorkshire where park home demand rose by 12.6%.

This is followed by Buckinghamshire (11.9%), Merseyside (9.7%), Worcestershire (9.2%), and Derbyshire (8.8%).

These surges suggest a growing appetite for park home living outside the traditionally dominant southern counties.

As for annual growth, the counties with the most substantial growth in park home demand are Greater London (17.9%), Wiltshire (16.1%), Derbyshire (12.1%), Warwickshire (10.6%), and Tyne and Wear (10%). Once again, these figures highlight how park home demand is becoming increasingly geographically diverse.

With all changes recorded, Wiltshire now tops the list of most in-demand park home counties, with 41.6% of listed park homes under offer. Hampshire ranks second at 32.9%, with the West Midlands (31.8%), and Staffordshire (30.6%) also home to high demand from downsizers.

"Park home living continues to grow in popularity, particularly among silver downsizers seeking a lower-maintenance, community-oriented lifestyle. We're also seeing growing interest from downsizers due to the certainty and speed that a park home purchase provides, not to mention the opportunity to release enquiry and the fact that park homes are stamp duty exempt.

While demand remains high in traditional areas like the South West and the South East, we are seeing more buyers looking to regions such as the Midlands and further north.

The rising demand in counties such as South Yorkshire, Merseyside, and Derbyshire signals that this movement is no longer confined to coastal or countryside settings. Instead, it reflects a broader recognition of the lifestyle benefits that park homes provide, whether in rural tranquillity or closer to city amenities.

So whilst many bricks and mortar buyers are still sitting on the fence in hopes of a stamp duty shake-up in the Autumn Budget, downsizers looking to park homes are pushing forward with confidence where their plans to purchase are concerned."
