
Most expensive homes sold so far this year revealed – where does your region rank?
The latest research from global HNW finance brokerage, Enness Global, has found that whilst the wider UK property market may be treading water at present, high-end properties are continuing to change hands for eye-watering sums, with the top five most expensive homes sold so far this year going for between £25 million and £41 million.
Enness analysed thousands of sold price records from the Land Registry for transactions to have completed so far in 2025*, revealing not only the top five most expensive homes sold across England and Wales as a whole, but also the most expensive sold in each region.
The research shows that the five priciest sales this year have all occurred within the capital: -
5th – A semi-detached home at 14 Lansdowne Crescent, W11 sold for £24 million.
4th – A detached property at 36 Avenue Road, NW8 in Camden achieved £25.88 million.
3rd – 77 Addison Road, W14 in Kensington and Chelsea changed hands for £28.5 million.
2nd – 42 Queens Grove, NW8 in Camden sold for £32 million.
1st - The most expensive transaction of 2025 so far was a detached home at 12 Holland Park, W11 in Kensington and Chelsea, which sold for £41 million. A purchase at this level would require a £6.15 million mortgage deposit at 15%, a stamp duty bill of £4.83 million, and ongoing monthly mortgage repayments of almost £189,000 per month.

What's equally notable, however, is that every region continues to produce high-value transactions. These homes, often heritage estates or landmark addresses, show the breadth of demand at the very top of the market, whether it is in central London or rural Hampshire.
While the numbers involved may seem eye-watering, they reflect both the scarcity and the global appeal of trophy properties across England and Wales and the sums that high-net-worths are willing to pay to secure one."
